How Much Does A House Survey Cost in 2024?

Depending on the size of your property and the location, the price you pay for a survey will vary. For example, if you are based in Leeds and you have a 3 bedroom property, this will be cheaper than a 3 bedroom property in Surrey.

The cost of a survey may seem daunting to you when you’re buying your new home, but this is an additional cost that can provide you with further peace of mind on the condition of the property, whilst also potentially being able to help you negotiate the cost of the property you’re buying if defects are found. For example, if you have a survey and it identifies additional costs to fix the defects of £5000, you could negotiate to take off the £5000 off the purchase price.

The survey will identify immediate works to the property, along with suggested works in the future which will help you determine if you are making the right choice in purchasing the property.

Mortgage valuations are only provided for the lenders to ensure the house is sufficient for the loan you are borrowing from them which is their main concern. In most instances a surveyor doesn’t necessarily visit the property, they can undertake an automated valuation which means looking at data for similar properties in the area.

A survey, which is suitable for most homes, would incur an additional cost to the customer as this is complete for them and not the mortgage lender. The contract for the survey is an agreement between the surveying firm and the customer.
